Environmental and Social Responsibility

The principals and staff of Pegasus Star Limitada are committed to developing Hacienda Matapalo in a responsible manner. Our goal is to show consideration, respect and support for the environment and for the people that live in the area.

Environmental considerations have been an integral part of our planning, beginning with the early stages of design and development. We have worked closely with the governing agencies charged with the task of protecting the environment, and we have been pro-active in making green principles a part of our plan. As a result, our Master Plan was approved upon first presentation, with accolades given for the obvious consideration of the natural environment.

In the area of social responsibility, we have supported the nearby municipalities in a variety of ways. Because of this, we have received recognition from many local communities, and our community involvement is well known throughout the area.

Listed below are some of our plans and activities in these areas.

Green Building Principles
  • Respect natural growth by only removing plants and trees absolutely necessary
  • Re-plant and re-forest in a three to one ratio all trees removed throughout the development
  • Conservation of green spaces and natural growth
  • Protection and conservation of all natural resources throughout the development
  • Respect sloped areas to minimize run-off and preserve proper drainage
  • Minimal soil and vegetation disturbance
  • Respect low density Master Plan and minimize footprint in all areas
  • Closely managed building sites to minimize waste
  • Collection and re-use of water at building sites
  • On-site bins to collect and separate scrap materials for re-use or recycling
  • Use of recycled and post consumer materials
  • Use of renewable materials in dwelling construction as well as throughout the development
  • Summary: Resource/Energy/Water Efficiency, Indoor Air Quality, Operation/Maintenance and Homeowner education
Energy Efficiency
  • Use of solar power in dwellings and throughout the development
  • Use of high-efficiency, room and area specific, split system A/C's. No ductwork as with typical Central A/C systems. Delivers dust free, allergen free cooled air and can be up to 70% more efficient that typical central air conditioning
  • Use of high EER appliances in dwellings and throughout the development
  • Use of tankless, "on-demand" hot water systems in dwellings and throughout the development
  • Proper thermal envelope on all construction
  • Occupancy sensors for lighting in dwellings and throughout the development
  • Window orientation to make best use of natural lighting and ventilation
  • Use of CFL lamps/bulbs for indoor and outdoor lighting (LED where appropriate)
  • On-site nursery for landscaping (reduces energy usage in transport and pollution during transport)
  • On-site mini-concrete facilities (reduces energy usage in transport and pollution during transport)
Water and Waste Management
  • Main water sources are natural springs on the property.
  • Use of tankless hot water systems in dwellings and throughout the development
  • Use of water saving appliances and fixtures
  • Use of aerators in showers and sinks
  • Use of water saving and dual-flush toilets
  • Re-use of grey water
  • Collection and re-use of rainwater
  • Use of indigenous plants and trees
  • Five Environmentally friendly, on-site waste water treatment systems throughout the property.
  • Extensive Recycling program throughout the development
  • Contract with local provider for removal of non-recyclables
Social Responsibility and Giving Back
  • Voluntary donation of fresh drinking water to the nearby town of Hatillo
  • We have sponsored several re-forestation and education projects, including multiple donations of trees to local municipalities, schools and parks - more than 10,000 trees so far.
  • Constructed covered waiting area for Social Security offices
  • Re-built local police branch office
  • Sponsored "Cabalgata Event" to raise money for local schools
  • Sponsored "Sea-Turtle Protection Program"
  • Sponsored Matapalo Beach Community Center Program
  • Donated playground and soccer field labor and materials for local community
  • Donated computers, air-conditioners and appliances for local outreach program
  • Sponsored multiple events for at-risk kids
  • Sponsored "Grupo Creativo del Gran Futuro" for kids enrichment
  • Donated school supplies to local schools
  • Donated physical therapy equipment for children with disabilities
  • Sponsored school soccer teams
  • Sponsored local Recycling program
